Home listings with professional photos get viewed 118% more other home listings.
When listing a house, I think about how your home will look in advertising.
Looking to sell your home quickly and for top dollar? The photos I post online make a difference, so I provide a professional real estate photographer to help.
In a case study, IMOTO—a company creating real estate photography for REALTORS®—compared 350 listings using their professional photography against 350 similar listings in the same ZIP code. Listings using their professional photography sold 50% faster and 39% closer to the original listing price than similar homes without professional photos. They also found mls listings using the professional photography were viewed 118% more than comparable listings.
While professional photography may help you sell your house faster—or for closer to list price—it still all depends on who you hire and how you use the photos.
For real estate photography, you’ll need a specialized photographer. Some professional photographers create artistic renditions, but photos done from the perspective of marketing and selling the house are the best. To find the right photographer, look through portfolios posted online for housing shots done in a style you like. Even easier, I see real estate photos online all day, and am happy to provide photos by some real pros – I believe in it so much, I cover the costs for the homes I list!
The Small Bathroom Test
To really get an idea of what a photographer is capable of, I look for photos of small rooms, like the bath! They’re tricky to take! When it comes to posting the photos, however, I focus on the exterior. That first photo is the most important photo, because it will be highlighted in search engines. After I’ve got an enticing exterior shot, I’ll make sure the photographer covers the key areas that help sell your home.
