Are you a full-time real estate agent? What professional designations do you have?
I’ve been selling real estate full time for over 30 years, and hold more than 12 advanced real estate designations.
Do you have a personal assistant, team or staff to handle different parts of the purchase? How do I communicate with them?
My primary concern is to to deliver high quality service. My assistants work in the background, and it will always be me you work with. I’m here to personally hold your hand through every decision and process.
Do you have a website to list my home? Who responds to emails and how quickly?
Home buyers prefer to search for homes online. It’s available 24 hours a day. I’m proud to show you how my listings appear online compared to other agent’s, I we use literally hundreds of online outlets to promote your home.
How will you keep in contact with me during the selling process, and how often?
Some of my clients like an email, fax or call daily, while others would like me to keep in touch weekly. I tailor your needs with my feedback and update systems.
I want top dollar for my home. What do you do that other agents don’t? What is your average market time?
Marketing skills are learned and practiced, and my unique methods of research and advertising make the difference to get homes sold quickly.
Will you give me names of past clients?
You bet! Interviewing an agent can be similar to interviewing someone to work in your office. Contacting my references can be a reliable way for you to understand how I achieve your goals, and whether or not my style is compatible with your own. My past clients are my biggest advocates, and nearly all of my business comes from past client referrals.
Do you have a performance guarantee? Can I terminate our listing agreement if I’m not satisfied?
I believe in win-win relationships: I don’t benefit if you do not also benefit. I have a one day listing cancellation policy – if you’re not happy, I’m not happy.
How will you get paid? What are your fees? May I have that in writing?
Sometimes, brokers will have other small fees, such as administrative or special service fees, that are charged to clients, regardless of whether they are buying or selling. Be aware of the big picture before you sign any agreements. I’m happy to show you all costs right up front, and I do not charge an “admin fee”
How do you determine my home’s price?
I offer the most complete market analysis available in the area, and will take the time to show you exactly why I feel a certain price is warranted. I want to forge a strong partnership with you to meet your goals, and for that, we need to all be of the same understanding.
What will you do to sell my home? Where and when my home is marketed/ promoted? Who pays for your advertising?
I’ll show you a clear plan of my marketing and advertising, and samples and studies of my marketing strategies. A well scheduled plan is in order, I work that plan! As for advertising, I cover costs, and in most cases, cover the fees for professional photography and home staging, as well.
